The Golden Visa program allows obtaining residence with a property purchase: since 1 September 2024, from €800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands with over 3,100 residents, and from €400,000 elsewhere (a single property of at least 120 m²). The €250,000 threshold remains only for commercial-to-residential conversions and heritage-building restoration. The card is valid for 5 years and renewable. After 7 years of permanent residence, citizenship can be applied for. The Greek passport provides visa-free entry to 185 states.
